Why Buyers Are Choosing Georgetown, TX for More Space and Better Value

If you're considering moving to Georgetown TX, you're not alone. Many buyers relocating to Central Texas are discovering that Georgetown offers something increasingly hard to find in nearby Austin: more space, newer homes, and better value for the price. After living in Austin for more than ten years and now calling Georgetown home, I’ve seen firsthand why so many buyers are choosing Georgetown for its affordability, community feel, and lifestyle. To put it simply, you just get more house for your money.

As Austin home prices have risen over the past decade, many buyers are looking just a little farther north and discovering that Georgetown offers an incredible balance of affordability, lifestyle, and convenience.

Located about 30 miles north of downtown Austin, Georgetown has quickly become one of the most desirable places to live in Central Texas. Buyers are increasingly drawn here not only for the value, but for the quality of life and strong sense of community that the city offers.

Having lived in both Austin and Georgetown, I’ve seen firsthand why so many buyers are making the same move.

More House for the Money Compared to Austin

One of the first things buyers notice when they start looking in Georgetown is how much further their budget goes.

Austin is still an amazing place to live, and I loved my years there. But over the past decade, home prices in Austin have climbed significantly. Many buyers are now finding themselves having to choose between location, size, or condition when buying a home.

That’s where Georgetown stands out.

Instead of compromising on space or upgrades, buyers often find that the same budget allows them to purchase a larger and newer home here.

In Georgetown, buyers can often afford:
  • Larger homes
  • Newer construction
  • Bigger yards
  • Additional bedrooms or flex spaces

I’ve had many clients who initially start their home search in Austin and then explore Georgetown. One of the most common reactions I hear is something along the lines of:

"Wait… we can get all of this for that price?”

For families, remote workers, and buyers relocating to Central Texas, that additional space can make a big difference in day-to-day living.

Higher Value Per Square Foot

Another reason buyers are drawn to Georgetown is the value per square foot. Homes closer to central Austin tend to have a higher price per square foot due to land scarcity and high demand. In Georgetown, buyers can often purchase homes that offer more square footage for the same price.

That additional space often translates into lifestyle upgrades like:
  • Dedicated home offices
  • Guest rooms for visiting family
  • Game rooms or media rooms
  • Outdoor living spaces
  • Larger garages and additional storage

Over the past few years, I’ve noticed that many buyers are prioritizing flexibility in their homes. Whether it’s a quiet workspace, room for hobbies, or extra space for family gatherings, those additional square feet can make a home feel much more functional long term.

Newer Homes and Master-Planned CommunitiesAnother major draw for buyers is the number of newer communities and modern homes available throughout Georgetown.

Many of the city’s most popular neighborhoods have been built within the past decade and offer thoughtful layouts, energy efficient construction, and community amenities that today’s buyers are looking for.

Some of the most sought after communities in Georgetown include:

Many of these neighborhoods include amenities like:
  • Community pools and splash pads
  • Walking trails and parks
  • Fitness centers
  • Community events and social gatherings

For many buyers, these communities provide a great balance, the feel of a neighborhood with built-in amenities while still being close enough to Austin for work, dining, and entertainment.

Commuter Convenience to AustinOne of the questions I hear most often from buyers considering Georgetown is about the commute.

While Georgetown offers a quieter pace of life, it’s still well connected to Austin through major roadways like Interstate 35 and State Highway 130.

Depending on where you’re headed in Austin, commute times typically range from about 30 to 45 minutes.

Many of my clients work in Austin but prefer the space and lifestyle that Georgetown offers. And with more people working remotely or on hybrid schedules, living a little farther from downtown has become much more practical. For many buyers, Georgetown offers the perfect middle ground: close enough to Austin, but with more space and less congestion.

A Charming Town with a Strong Community Feel

One of the things I personally love most about Georgetown is its character.

The city has a historic downtown centered around the beautiful Williamson County Courthouse, and the square has become a gathering place for residents and visitors alike.

You’ll find locally owned restaurants, coffee shops, boutiques, and regular community events happening throughout the year.

Some of my favorite things about the Georgetown Square include:
  • Farmers markets
  • Outdoor concerts
  • Art walks and seasonal festivals
  • Holiday events and parades

It’s one of those places where you run into neighbors, meet friends for dinner, or spend a Saturday afternoon just walking around. For many buyers moving from larger cities, this sense of community is something they didn’t realize they were missing until they experienced it here.

Outdoor Recreation and Natural Beauty

Another aspect of Georgetown that often surprises people is the amount of outdoor recreation available.

The area offers beautiful parks, lakes, and trails, including:
  • Lake Georgetown
  • San Gabriel Park
  • Blue Hole Park

Residents spend weekends hiking, biking, kayaking, fishing, and enjoying the San Gabriel River.

For families and outdoor enthusiasts, these spaces offer a great way to stay active and enjoy the natural beauty of Central Texas year-round.

A Growing City with Long-Term Potential

Georgetown has also gained national attention in recent years as one of the fastest-growing cities in the United States.

With that growth has come:
  • New restaurants and retail
  • Expanded healthcare facilities
  • Infrastructure improvements
  • New schools and community resources

Despite the growth, Georgetown has managed to maintain its small-town charm, which is something many residents appreciate.

For buyers looking at long-term value, the city’s continued growth and popularity make it an appealing place to invest in a home.

Who Georgetown Is Especially Great For

From what I’ve seen working with buyers over the years, Georgetown tends to be a great fit for:

Familieswho want larger homes, strong schools, and family-friendly neighborhoods.

Austin professionalswho want a manageable commute but prefer more space and affordability.

Relocating buyerswho are moving to Central Texas and want modern homes in thoughtfully designed communities.

Move-up buyerswho are ready for more space without dramatically increasing their housing budget.

Is Georgetown Right for You?

Choosing where to live involves balancing a lot of factors: affordability, lifestyle, commute times, and long-term investment potential.

For many buyers exploring Central Texas, Georgetown offers a compelling combination of:
  • Greater affordability compared to Austin
  • Larger homes and modern communities
  • Convenient access to major employment centers
  • A welcoming small-town atmosphere

Having lived in Austin for over a decade and now calling Georgetown home myself, I’ve seen firsthand why so many buyers are choosing to make the move north.

Georgetown offers something that can be hard to find in fast growing cities: space, charm, and a strong sense of community.

And for many buyers, that combination makes it the perfect place to call home.

If you're considering buying a home in Georgetown or relocating to the area, working with someone who understands the local market and neighborhoods can make the process much easier. As a Georgetown resident and local real estate agent, I regularly help buyers explore homes for sale in Georgetown TX and learn about the communities that best fit their lifestyle. Every neighborhood here has its own personality, and finding the right fit is one of the most exciting parts of the search.
